Selecting the Right Company

Thinking about remodeling, adding onto your home, or even building a new home? Hiring the right construction company will be the most important decision you make. You will be living with your decision for many years to come, so you must find the right construction company who understands every aspect of your project (from budget and design right down to the dirt work and up to the finished job). Your construction company also needs the know-how to coordinate and orchestrate the utmost of results from numerous trade contractors and countless suppliers.

Hiring the right construction company presents a dilemma for some clients. How can you put the project out for bids if the construction company is already hired? Isn’t competitive bidding the way to ensure a fair price? No, and here’s why:

The 3 bid Myth

Some people select a construction company by soliciting three bids after their plans are entirely complete. The homeowner will generally discard the high and low bid; feeling picking the “middle” price minimizes the risk. The bid price drives the selection, but is that really the best way to hire a construction company? Is the “middle price” company really the company who will build the best quality project for the “best” price?

Look at it this way: When you purchase a new car, you’re purchasing a product. You can see what it looks like and take a test-drive to see how it feels. With a building project, you’re purchasing a “design concept” and you don’t see the finished project until well after the contract is signed.

Construction is not remotely like car buying

This is the reason why bid shopping works well for automobiles, but is a high risk for a building project. You can ask three dealers to price a specific make and model car, and be fairly certain you are comparing the same products. But with a building project, the products, quality of workmanship, service, timeliness and warranty can differ significantly.

There are many reasons for low bids including incomplete or vague scope of work, shoddy materials, poor craftsmanship, slow production, inadequate safety precautions, lack of insurance and licensing, no warranty service, and/or miscommunication about your expectation of quality.

Construction quality never runs dirt cheap nor should it

If in-depth research to find the right construction company may seem like a headache, you must remind yourself that you are probably spending more money in one transaction than you will ever spend again, just short of your mortgage. It’s true when they say that the bitterness of poor quality remains long after the sweetness of a low price is forgotten.

What’s the best way to make your decision?

A thorough interview. As no job interview begins by negotiating salary, hiring a construction company should not be any different. Before you get to compensation, you want to be sure you have a qualified applicant. Right?

We encourage you to interview. If the construction company passes the interview, ask for a list of references. Then keep the following criteria in mind and ask past clients a lot of questions!

    Professionalism, Timeliness & Care

  • How was your rapport with the construction company?
  • Was the communication good?
  • Did the construction company have office staff to also communicate with?
  • Did the company offer creative and/or better ideas to enhance your project?
  • Was the company up-to-date in the latest technology, products and trends?
  • How was the timeliness? Did they provide a construction schedule?
  • Did they show up for work every day?
  • Did they complete the project in the time frame promised?
  • Were the areas of your home not being worked on protected during construction?
  • Was the job site kept clean?
  • How was the company’s response for warranty work requests?
  • Did the company and their employees care?
    Value and Investment

  • Did the past clients feel their construction company charged them fairly?
  • Did past clients feel they obtained the best value for their investment?
  • Did they feel the construction company was an honest negotiator?
  • Was the Scope of Work detailed, discussed and given to the clients in a written document?
  • To sum it up, how do the past clients feel about the overall project quality?
The most important questions.
  • Would you happily hire this construction company again?
  • Is there a current job in progress?
    Ask to see it. If possible, talk to the clients who are actually going through the building process right now and ask them the same above questions.
Your final decision!

If you get positive and enthusiastic responses from past clients and you have the same feelings about this construction company, then this is when and how you should make your decision. Add it all up and you will be choosing an excellent construction company, who will build a quality project for you! After all, isn’t this everything you want?

An easy way to check a construction company’s contractor license and insurance:

You want to be sure the construction company you are considering has a valid California state contractor’s license. This is very easy to do via the Internet. Go to www.cslb.ca.gov and enter the pertinent information to confirm the license. Additionally, be sure to verify if the remodeling company has workers’ compensation and liability insurance which is vital protection that every homeowner should want during their building project.

How can I check the validity and performance of your contractor’s license?
Go to www.cslb.ca.gov and enter the pertinent information to confirm our license. Our California license number is #384275. While there, you can also verify if we have workers’ compensation and liability insurance — protection every homeowner wants and needs during a building project.

What is the construction cost per square foot?
There is no cookie-cutter answer. The cost per square foot depends on the type of room, what amenities you want, and the location of project all influences the cost per square foot. Kitchens and bathrooms are the most expensive rooms to remodel or build new and the cost per square foot is significantly more than a family room or bedroom. Additions/New Construction can also vary significantly depending on things such as first or second story, the foundation needed, type of room, etc. A family room with wood clad windows, hardwood floor, and French doors is very different than a family room with vinyl windows, carpeting, and a traditional sliding door. It’s like asking for the price of a car by weight. Are you thinking about a Mercedes Benz or a KIA?

Why do you charge for estimates when most other contractors do not?

When we do an estimate it is very detailed; a complete written scope of work is given that lists every item in specific detail that will be included in your project. We base our figures on trade contractor quotes, unit pricing, and years of experience and expertise. Unlike most other estimates, ours is not unsubstantiated numbers that are thrown together. We put a lot of time and effort into giving you a complete and realistic estimate which is why we charge a fee.

It’s no secret that some general contractors low-ball their estimates but with costly end-results. Our estimates are realistic and complete. If Gayler Construction builds your project, your estimate fee is credited back to you.

If a client has a full set of drawings with complete specifications, do you still charge for estimates?
Yes, because it takes us several days to create the detailed estimate.

What are the benefits of building green?
Green building benefits the planet as well as the home occupants. By using renewed and recycled resources when practical, it may ensure energy efficiency, personal comfort, and healthful indoor breathing.

What kind of warranties does your contract include?
Instead of the industry standard one-year warranty on construction work, we provide a FIVE year warranty on all our work. Usual and customary maintenance on your home must be kept up, but we are there for you if any part of your project needs to be addressed. Please note, this does not necessarily cover the products we install (i.e.., appliances, fixtures, etc.) as they each come with their own manufacturer’s warranty and each one differs.

What are Title 24 reports?
Title 24 reports deal with California law and compliance with energy efficiency standards. To learn more about Title 24, you can refer to the California Energy Commission

Why can’t I wait to pick out my selections?
We build very timely projects – 100% ON TIME AND ON BUDGET FOR 15 YEARS RUNNING. In order to do that, all materials must be ordered and delivered on time to ensure that everything is selected and in route to avoid delays, shortages, back orders, or any problems that may arise. Additionally, other items need special preparation long before they are installed (towel bars have extra support built during the framing stage) or other items such as cabinets, carpet or hardwood floors have long lead times prior to installation.

Do I need to vacate the premises for a kitchen remodel or room addition?
If we are just doing a kitchen remodel or a room addition, then you do not need to vacate your house. But if we are doing a major or whole house remodel, we do recommend you temporarily move out for your own peace of mind and comfort.

Should I start taking Prozac after I sign on the dotted line?
Unlike what you may have heard about construction horror stories, a Gayler construction experience can and does run smoothly. Why? Because Gayler Construction offers excellent customer service supported by the many systems of checks and balances successfully developed over time.

Do you recommend a particular season or time of year to begin a project?
We work all year round and have experience working and scheduling for all types of weather.

Will I have to kennel my house pets during remodeling?
It depends how sensitive your pet is to noise and dust. While we don’t necessarily recommend that you kennel your pet during a small project, we always recommend you put them in a safe room, away from the construction work for their own safety.
